Revitalising your Bar, Pub, or Restaurant

THE START OF YOUR PROJECT:

When it comes to transforming your bar, whether it's a brand-new venture or a revamp of an existing establishment, the potential benefits are boundless. A well- executed bar fit-out can help you communicate your brand identity, breathe new life into a dated space, and outshine your competition. However, this endeavour requires meticulous planning and professional guidance to ensure its success.

THE POWER OF PROFESSIONAL EXPERTISE:

Expert bar fit-out companies possess the experience and knowledge to navigate common pitfalls, guaranteeing a seamless project from inception to completion. Moreover, professionals like ourselves excel in precise planning and swift project turnaround.

PROJECT DURATION:

The time required for a bar fit-out depends on the premises' size, project scope, and desired finish level. A rough estimate suggests that spaces up to 3,000 square feet typically take five to eight weeks to complete, while larger areas might necessitate six to twelve weeks.

Efficiency is paramount, especially as time translates to money. A professional bar fitting company's experience ensures minimal downtime, allowing your business to resume operations promptly after the re-fit. Their thorough planning considers potential delays, from subcontractors to legal requirements and regulations, guaranteeing a timely project completion.

At T&M we always aim to (safely) improve on industry standard timescales. Every time!

BUDGETING CONSIDERATIONS:

The cost of a bar re-fit depends on various factors, including the scale of the project and the desired level of finish. Budget allocations can vary widely, from more economical options to higher-end finishes. It’s important to define a budget range that aligns with your goals and expectations for the space. Consulting industry professionals, such as a quantity surveyor, for an accurate assessment will help ensure your budget reflects the specific needs of your project, balancing quality and cost efficiency.

THE ROLE OF PROJECT MANAGERS:

Engaging a project manager's services is highly recommended. Managing a bar re-fit involves handling numerous facets, each potentially subject to different regulations, requiring various contractors and entities. A project manager possesses the experience, budgeting acumen, and time-management skills to oversee the entire project seamlessly. Their industry expertise enables them to anticipate and address challenges proactively, ensuring a successful outcome.

Some main contractors may offer project management services, or you can hire an independent contractor for this purpose.

ENSURING HEALTH AND SAFETY COMPLIANCE:

All bar re-fits must adhere to the Health and Safety at Work Act (1974) and comply with CDM (Construction, Design, and Management) Regulations. Larger projects may necessitate an F10 notification to the Health and Safety Executive (HSE). Neglecting these regulations can result in criminal prosecution.

CDM regulations encompass various aspects, including clients' duties, health and safety roles for different stakeholders, and general requirements for construction sites. Compliance is non-negotiable and must be a priority throughout the project.

All site managers at T&M Services are CITB qualified.

NAVIGATING PLANNING PERMISSIONS:

In most cases, obtaining the appropriate planning permissions is crucial before embarking on a significant project. Failure to secure these permissions can lead to legal complications. Depending on the project's type and building use classification, planning consent, change of use applications, and landlord consents may be required.

Additionally, building inspectors must approve the completed work.
Early planning permission applications help avoid delays and ensure a smoother project progression.

It must be noted though that you shouldn’t expect a contractor to do the heavy lift and bring your new venture successfully home, and on target if you haven't done your homework beforehand.

FIRE REGULATION COMPLIANCE:

Fire safety is paramount. Fire alarm installations should conform to current regulations, and landlords may have additional requirements.

Seeking advice from fire safety professionals is imperative to ensure compliance, avoid safety issues, and prevent legal consequences.

ENSURING ACCESS FOR THOSE WITH ACCESS ISSUES:

Bar fit-outs must adhere to current Document M regulations, providing accessibility for all individuals. The Disability Discrimination Act mandates satisfactory access for wheelchair users in public-use buildings. This may involve wheelchair ramps, automatic entrance doors, disabled bathrooms, and lowered counter heights.

Non-compliance can result in significant expenses and business closure. Consult professionals to understand and implement the necessary access provisions for your project.

THE ROLE OF DESIGNERS:

Engaging a designer is a wise choice, given the multifaceted nature of a bar fit-out. Designers offer clarity, direction, and the ability to synthesise various elements into a cohesive design. They consider not only brand identity but also technical feasibility, building regulations, and construction requirements.

Designers infuse creativity and vision into your project, leaving a lasting impression on customers and enhancing your business.

At T&M we work with a range of Designers and will happily introduce the right Designer for the right project.

WHAT’S NEXT:

The journey of revitalising your bar is complex, with numerous factors to consider. To kickstart this transformation, consult professional designers, suppliers and fit-out companies. As an established fit-out contractor we ourselves bring a wealth of experience and knowledge, along with established relationships with other trusted professionals to the table. Our expertise ensures that your project adheres to legislation and regulations while achieving your vision of success. Here at T&M we are excited, every time, to play a part in your vision of success.

Your establishment's transformation is not just a renovation; it's an opportunity to redefine your brand and leave a lasting impression on your customers.
